David A. Moir, Sr. is the president and owner of ResCom Inspections, LLC, a veteran-owned and operated company based in Wall, NJ.

David has been performing home inspections as a NJ State licensed home inspector since 2003, and has seven years of experience with commercial inspections, commercial construction and reserve studies. He has also been responsible for conducting Radon Testing and other specialty inspections and evaluations. After completing each inspection, Dave prepares a written report of his findings. Prior to starting ResCom Inspections, LLC, he served as the Field Manager for the central and north New Jersey operation of a national inspection services company.

David’s experience also includes training and working as a mason for Gehard Hildebrandt Construction, and 14 years developing sales programs and promotions while performing laser alignment, surge analysis tests and maintenance on various types of motors and pumps for an electro-mechanical apparatus facility.

Radon is a naturally occurring radioactive gas, which has always been a part of our environment. It’s a natural decay product of uranium and is found in soil everywhere in varying concentrations. The New Jersey Department of Environmental Protection (DEP) and the United States Environmental Protection Agency (EPA) has found that radon can also be an unwelcome part of our home environment.

Termites can be a home’s worst enemy. Termites consume the foundation of a home; extensive damage often occurs before it becomes obvious and remediation can cost thousands of dollars. Like most challenges in life, prevention is the best cure against these nefarious pests. A termite inspection is a visual inspection of the readily accessible areas of a home for evidence of wood-destroying insects and organisms. The inspector inspects the entire interior of a home (including accessing and entering subspaces, including basements and crawlspaces) and exterior of the property. In geographic areas in which drywood termites are prevalent, and in houses where there are no sub-areas, the inspector may also access and inspect the attic.

A Reserve Study is a comprehensive report used as a financial planning tool to assess the current financial health of an Association as well as create a capital expense budget. In order to preserve property values within a community it is necessary to repair or replace major common-area components such as roofs, boilers, elevators, balconies, seawalls, asphalt surfaces and more. This requires an organization to put aside or “reserve” funds for these future expenses. A properly developed Reserve Study offers a funding plan to be used in the annual budgeting process. The time frame for projections made in the Reserve Study is called the “Study Period” and is typically 30 years.
